What’s Included:

  • Lender/title coordination (HUD/CD circulation, payoffs, wire info)

  • Closing scheduling + calendar invites once clear

  • Pre-close “ready to sign” check (everyone has final docs)

  • Weekly status email (one consolidated update)

  • Read-only investor portal (pipeline + secure uploads)

Monthly Cost:

  • $1,000/month flat rate

    • Overage: $200 per additional file

    • Once you submit an executed contract and we place title order + introductions, the file is counted

    • No fallout fees

How Files Are Counted:

  • Falls out before title order/intros → not counted

  • Cannot clear title → not counted and no fallout fee; client is responsible for the title exam per service agreement

  • Falls out after title clears → counts as 1 of your 5

  • File that take more than 60 days to close due to a title issue, such as probate or quiet title action → not counted; a $25 touch fee will be charged per month to continue to monitor and push the deal forward
